Type Ibiza:

Type Corcega:

New build modern villa 200m from the beach. The bright villa, built over 2 floors, has 3 bedrooms and 3 bathrooms. The living room gives access to the terrace with private swimming pool of 6mx3m. The open kitchen is fully equipped with home appliances and basic household items. The villa also has an air conditioning system (hot/cold) and is fully furnished with curtains and bed linen.

Attention:

• Owners at Residencial Las Islas are entitled to full refund of 21% IVA 
• Owners can occupy their property for 11 months per year.  
• Each villa will have a valuable rental licence.   
• Full 21% IVA will be refunded within 12 months.  
• 10% saving compared with the cost of a normal villa purchase in Spain.  
• This valuable tax advantage is available to property purchases on rental projects under European law and is commonly used across Europe.

Full Refund of 21% IVA 

Buyers of Villas at Residencial Las Islas are entitled to a full refund of the 21% IVA (VAT) paid on the purchase because villas at ‘Residencial Las Islas’ are designated by the Tourist Authority of the Region of Murcia as tourist rental properties (apartamentos de alojamiento turistico). The  refund is paid in  full  during  the  first 12 months of ownership provided that the villa has been rented for a minimum of four weeks during that year. The Accountant’s fees for this are included in the purchase price of the villa. Owners may occupy their villas for 11 months each year

Rental at Las Islas 

All  the properties at ‘Las Islas’ must be rented by a dedicated property  rental company.  We have registered a Spanish rental company named ‘Year‐round Sunshine SL’ to administrate the rentals and  claim the refund of all IVA/VAT paid.  Year‐round  Sunshine  SL  already  has  an  offer  for  the  rental  of  the  entire  site  from  the  leading international holiday rental company named Novasol and an estimate off rentals to be achieved can be obtained from our office.

The project is located in Estrella de Mar, an idyllic urbanization just outside the quiet fishing village of Los Urrutias on the Mar Menor. In this urbanization you will find a number of restaurants, a supermarket and bars. And all other amenities are available in the immediate vicinity (church, pharmacy, newspapers and much more).
